Kansas Residential Lease Agreement
This Residential Lease Agreement ("Agreement") is made on ________ [Date], by and between ________ [Landlord's Full Name], with a mailing address of ________ [Landlord's Address], hereinafter referred to as the "Landlord", and ________ [Tenant's Full Name(s)], with a mailing address of ________ [Tenant's Address], hereinafter referred to as the "Tenant". The Landlord and Tenant may collectively be referred to as the "Parties".
This Agreement is subject to all applicable laws and regulations in the state of Kansas, including but not limited to the Kansas Residential Landlord and Tenant Act. This Agreement enters both Parties into a lawful and binding relationship under the jurisdiction of Kansas state laws.
1. Premises
The Landlord agrees to rent to the Tenant, and the Tenant agrees to rent from the Landlord, the premises located at ________ [Premises Address], Kansas (the "Premises"). The Premises shall be occupied strictly as a residential dwelling by the Tenant and the following named individuals only: ________ [Names of other occupants].
2. Term
This Agreement shall commence on ________ [Start Date] and shall continue as a:
- Month-to-month agreement, terminable upon thirty (30) days’ notice by either party, or
- Fixed Term, ending on ________ [End Date], unless extended or terminated sooner according to the provisions herein.
3. Rent
Rent shall be payable monthly in the sum of $________ [Rent Amount] per month, due on the first day of each month. The Tenant shall pay the Rent to the Landlord at the following address: ________ [Landlord's Address for Rent Payment] or via any other method agreed upon in writing by both parties.
4. Security Deposit
Upon execution of this Agreement, Tenant shall pay to Landlord a security deposit in the sum of $________ [Security Deposit Amount], to be held as security for the faithful performance by the Tenant of all terms, conditions, and covenants of this Agreement. It shall be returned to the Tenant, without interest, following the term of the lease, less any amounts applicable to damages or unpaid rent.
5. Use of Premises
The Premises shall be used exclusively for residential purposes and shall not be used for any unlawful or hazardous activities. The Tenant agrees to comply with all state, federal, and local laws while occupying the Premises.
6. Maintenance and Repairs
The Tenant shall maintain the Premises in a clean, sanitary, and good condition and shall immediately notify the Landlord of any damage, defect or destruction to the Premises. The Landlord is responsible for repairs to the Premises unless the damage has been caused by the Tenant's misuse or neglect.
7. Alterations and Improvements
No alterations, additions, or improvements shall be made, and no security devices installed, by the Tenant without the prior written consent of the Landlord.
8. Governing Law
This Agreement shall be governed by and construed in accordance with the laws of the State of Kansas, without giving effect to any principles of conflicts of law.
9. Entire Agreement
This Agreement constitutes the entire agreement between the Parties and supersedes any prior understanding or representation of any kind preceding the date of this Agreement. There are no other promises, conditions, understandings, or other agreements, whether oral or written, relating to the subject matter of this Agreement.
